Mysuru: The Chamarajanagar Urban Development Authority (Cuda) has expanded its jurisdiction to include surrounding gram panchayats such as Chandakavadi, Haradanahalli, Madapura, Shivapura, and Kudluru. With rapid development fueled by the nearby Kellamballi-Badanaguppe industrial area, which borders Mysuru district, housing demand surged in the border district headquarters.
As the development of residential private layouts is mushrooming in its periphery, Cuda can now focus on planned growth. As demand for housing sites for the construction of houses and the development of new layouts increases, it also results in an increase in the real estate business.
Even though Cuda permitted private developers and several housing building cooperative societies to develop new residential layouts, it failed to develop its own layouts and distribute sites to its applicants. Thousands of people have been waiting for distribution of sites after applying for the same for several years, and finally, Cuda has developed its new layout near Jalahallihunid on 14 acres under a 50:50 ratio and made all preparations for the distribution of its 50% share of sites to the applicants.
All the areas of Harandanahalli and Chandakavadi gram panchayats, including Kodimole village on the Sathyamangalam-Coimbatore road; villages like Budithittu, Doddarayapete, and Mudalapalya under Kudlur GP; Madapura, Handarakalli, Handarakallimole, Masagapura, Kiragasur, and Kadahalli in Madapura GP, come under extended areas of Cuda.
Villages along the Gundlupet road stretch, like Shivapura, KK Hundi, Yadapura, Yadahalli, Uttuvalli, and Mallaiahanapura in Shivapura GP, as well as parts of Bhogapura villages, also come under extended areas of Cuda.
Speaking to TOI, Cuda president Mohammed Asghar said the urban body brought all villages around Chamarajanagar town periphery in all four directions, rapidly developing on the Chamarajanagar-Nanjangud road, Gundlupet stretch, T Narasipura road, Satyamanagalam, and Kollegal-Yelandur stretch under the extended area at the recently held Cuda board of directors meeting. "Permission is a must from Cuda for the development of layouts in all these extended areas. As the development of residential private layouts is mushrooming in its periphery, Cuda is now extending its jurisdiction to the city's outskirts for planned growth," he said.
Chamarajanagar Small Scale Industries Association (CHASIA) president Jayasimha said this decision of Cuda not only helps in the planned growth of the city, but also gives a boost to real estate activities in the rapidly growing town due to promotional measures initiated by the state govt. "Real estate prices have already jumped up to Rs 30 lakh to 60 lakh per acre in the extended areas of Cuda," he said.
