I think in general, it's good practice to change out the earcups and headband whenever you're buying pre-owned headphones. Unless they're practically new. Also depends on the availability (and cost) of the replacements I suppose.

That fabric, velour, I think it's called, is like that. It's an absolute mess to clean. And a bloody dust magnet. Mine looks awful (same product as op's), in just 2 to 3 days it catches dust and look badly. Regular cleaning is a must for this fabric. Pleather/leather is much better in this respect

I have used it barely for 3-4 hours in total, so it’s not sweat or fungus stain. It catches on fabric threads easily and the same happend from the pouch I used to keep it in. I prefer this material as its easy on the ears and like faux leather doesn’t break easily. HD560S being a popular pair of cans, replacement pads are easily available as well.
 
From my personal experience, fabric ear cups are much better on the ears. Faux leather ones will be really annoying for some. I definitely don't like it especially when I start to sweat or use for long hours.
