The Snowmass Club submitted a pre-sketch application to the Town of Snowmass Village proposing several improvements, including adding up to 60 new units of affordable housing.
The pre-sketch application looks to provide additional affordable on-site housing, additional “free-market attainable” housing, enhance transit and trail connections (including a new bus stop on club property), and improve and introduce new recreation facilities.
“Like many other institutions in the Roaring Fork Valley, in recent years, the Snowmass Club has seen a greater need for affordable housing, an increased volume of tourism, as well as families who relocated due to lack of home ownership options,” the pre-sketch application states. “For this reason, the Snowmass Club proposes the addition of new affordable housing units, new attainable housing units, an update to recreational facilities, and the addition of market rate residential units that will be rented and become part of the town’s bed base.”
The Snowmass Club is proposing a new 39,000 square-foot affordable housing building adjacent to the club commons. It is anticipated to be up to four stories to provide as much housing for local working residents as possible on the site, according to the pre-sketch application. It is proposed to be a mix of studio, one-, and two-bedroom units on the current maintenance site of the club.
It is also proposing a new bus stop at Black Saddle Bar & Grill to accommodate for less space for parking at the proposed new affordable housing complex.
The plan also proposes new single-family home developments near the old proshop building along Snowmass Club Circle and across from Two Creeks along Owl Creek road. A duplex is proposed near the old proshop to “meet an unmet need in the community by providing free-market ownership at a more attainable price than market rate,” the plan states.
Five single-family homes are proposed across from Two Creeks. They are anticipated to be 4,000-6,600 square feet and would require constructing a new cul-de-sac off Owl Creek Road along the golf course.
In the Snowmass Club core, the plan proposes 65 multi-family residential units that would likely be condominiums or rentals through the club’s existing rental pool. They are proposed to be a mix of 1-5 bedroom units, with 125 new parking spaces in a subgrade garage.
It is proposing reconfiguring the clubhouse to accommodate five new free-market condos, while relocating two of the existing affordable housing units in the clubhouse to the location of the new affordable housing proposed on the maintenance site.
The pre-sketch plan application also includes upgrades to Snowmass Club recreation facilities. It looks to convert one existing tennis court into six pickleball courts and introduce two new tennis courts and three additional pickleball courts. The proposed improvement can accommodate 76 players if all playing doubles compared to 52 players on existing courts, according to the plan.
A date has not yet been set for a meeting between the Snowmass Club, the town, and the planning commission. The pre-sketch application is meant to get feedback from decision-makers on development ideas.
