Three more Dublin pubs owned by Paddy McKillen Jr come to the market
Thomas Rody Maher’s on Baggot St and Ashton’s in Clonskeagh are for sale, alongside The Foxhunter in Lucan with also has an adjoining development site



Oakmount, the property development company headed by Paddy McKillen Jr has offered a further three Dublin pubs in its portfolio for sale with combined guide prices totalling €13.5m.
The move follows The Lucky Duck pub on Aungier St, Dublin 2, which had a €2m guide price, going sale agreed.
The latest three to come to the market are expected to be bought on an individual basis. Agent CBRE is guiding €5.25m for The Foxhunter, Lucan, Co Dublin and its adjacent development site which can be bought separately.
The guide for Thomas Rody Maher’s, former Larry Murphy’s, on Baggot Street, Dublin 2, is €3.5m. It comes with upper-floor offices including where current affairs magazine Phoenix operates on a 35-year lease from July 2001.
CBRE is guiding €4.75m for Ashton’s, Clonskeagh, Dublin 6.
These three pubs are described as buildings which “were acquired primarily as restoration projects to add to their (Oakmount’s) long list of high-profile restoration projects with the intention to offer for sale once the business was established”.

As was the case with The Lucky Duck, both The Foxhunter and Larry Murphy’s had not traded for a number of years before Oakmount’s acquisition of them.
It also revamped Ashton’s, which it acquired in 2022 for around €3m and subsequently indicated potential for adding further value by applying for planning permission for a boutique hotel overlooking the Dodder river.
The Foxhunter in Lucan also has development potential as it comes with significant road frontage of over 130m and a 0.49 hectare adjoining site with development potential which can be sold separately to the pub.

John Hughes of CBRE commented that The Foxhunter also has potential to grow its business. Mr McKillen is also offering to agree a franchise with its purchaser for the existing food and drink operations currently trading as Elephant & Castle and Wowburger, which are operated by McKillen’s Press Up chain.
This freehold premises is also described as a “popular venue for private dining events and family events”.
Mr Hughes added that the sale of these three premises offers an “opportunity to existing publicans and investors to acquire, collectively or individually, three landmark premises".
"The Foxhunter site will also appeal to developers who will consider zoning and planning potential,” he said.
