Hidden Capitol Hill house on the market for $1.05 million

Tucked away in a residential block on Capitol Hill, 1 Windy Ct. SE is hidden from busy D.C. streets and is reachable by two side streets that have one address each. The former carriage house is on the market for $1.05 million.

The house is next to 1 Derby Lane NE, which sold in April for $1.2 million. Though a plaque on a fence at 1 Windy Ct. says the house was built in 1800, the city’s database of historical building permits shows it there as early as 1887, and perhaps 1873. Still extant are wooden beams that were used as part of system to lift hay.

When owners Annie and Chris Coleman first toured the property in 2021, the house, a former rental unit, had already been converted to a residence. In their opinion, it was in need of renovation — the kitchen had rubber flooring, the washer and dryer were exposed, and a pillar that housed plumbing lines divided the first level.

Still, they put an offer on the house almost immediately. They were able to look past what was in front of them to see its potential, Chris said.

The couple gutted the first (main) level and the en suite primary bathroom and an en suite guest bathroom, both on the second level. They removed the pillar once they learned that it was not load-bearing, and they added a kitchen island and a wine refrigerator.

With no laundry room available, they left the washer and dryer in the kitchen, hidden under a reclaimed-wood countertop. They also added a brick veneer backsplash in the kitchen, “to keep the character and history of the house, striking the balance between modern and keeping the charm,” Annie said.

The kitchen also has quartz countertops, a farmhouse sink and new appliances.

The house has an open-concept main level with a wood-burning fireplace.

On the second floor, the primary bedroom suite has an en suite bathroom and a large window. A second bedroom, which the Colemans used as a home office, has another en suite bathroom and a fold-down bed. “With these D.C. houses, you have to make use of every square foot,” Annie said. “I feel like we just tried to be very thoughtful in how the spaces were used.”

Outside, a former parking spot was converted to a patio, which Chris called their “outdoor living room,” hidden from the street by a brick wall and a tree.

“You would really have to be looking for our house to find it,” Annie said. “It had all the privacy and walkability you could want. It was the perfect sweet spot.”
