January home prices dip in Vail Valley real estate market

The local real estate market saw a seasonal dip in home sales in January, as is typical at the beginning of the year. Last month, 58 homes sold, a 22% decrease from the 74 homes that sold in December 2023. The median sale price was $1.36 million, down from $2.31 million. The median list price was $1.46 million in January.

LIV Sotheby’s International Realty’s monthly market report data shows that total sales volume in the Vail Valley was $111,051,460 in January, compared to $180,170,830 in December 2023. The sales-to-list price ratio held steady at 96%, as sellers continue to receive very close to the full asking price for homes. Top January sales by LIV Sotheby’s International Realty (LIV SIR) brokers include a 4-bedroom Village Walk home in Beaver Creek which closed for $8.55 million, with David McHugh and Heather Losa representing the buyer. This ski-in, ski-out residence adjacent to Dally Ski Way provides views of Red and White Mountain, a spacious deck, and a private hot tub.
