NNN is my oldest REIT holding, having started my position several years ago. Have been adding incrementally over time. Looking at this pullback as an opportunity to add to my position. These dividends are contributing to a comfortable retirement.
Thanks, Julian, for sharing your analysis of NNN. I'm long for income. Yields on cost above 6% from great companies that will grow are not so common. And with their very long maturity ladder, the impact of interest rates each year on NNN will be smaller than for many other REITs, if not by a lot. But I would not buy anything in the net-lease sector expecting massive upsides.

Thanks for the article. The high interest rates will not last forever, and when they start dropping, the price of NNN stock should show a good amount of capital appreciation. Add the capital appreciation, and the over six percent yield, I would rate a strong buy. Long NNN
