Enjoyed your article, have been slowly accumulating RNP in small amounts all the way down to the 52 week low. Obviously, my position is very red, but will continue to avg down. Patiently hold this and hope the eventual rate decreases bring money back to this sector. Collecting monthly payments as I wait.

Seems too soon to buy. Market is quite bearish on REITs for a couple reasons. RNP price is trading in a steeply falling channel that began forming in early 2022.

Amazing what interest rate swaps can do. Thanks for the deep dive. It seems like long term investors could do worse than beginning to add some REITS at this time since a lot of bad news is priced in. But my guess is this will play out slowly and risks remain, especially the high leveraged yield here, and the GOP meltdown in Congress adding to uncertainties. I will remain on the sidelines for now.

Thanks Nick , I was wondering when you’d get around to RNP. I have been building a RLTY position, but as usual I started too soon. FYI, I bought UTF this past week as the discount was over 5%, including more after the opening yesterday before it ran up and narrowed the discount by about 4%—but alas, I started buying at 20.40 , again too early by a day or 2
