Sites in Dublin, Kildare and Cork offer choice of development options

A number of development properties in Blackrock Co Dublin, Leixlip Co Kildare and Mallow Co Cork, have come to the market.

The most recent of these is 32.9 acres zoned Enterprise and Employment in Collinstown, Leixlip, which are located opposite Intel’s computer chip manufacturing plant. Agent Coonan Property is guiding in excess €3m for the site.

Will Coonan says “land sales have been thriving in recent months and this land bank will attract strong interest”.

A public road fronts its western boundary and it also benefits from proximity to the M4.

Meanwhile, agents Knight Frank and Savills have reduced the asking price for a 9.86-acre residential development site with 250 metres of frontage onto Temple Road, Blackrock, Co Dublin.

It is being sold by Oakmount, the development company founded by Paddy McKillen Jr and Matt Ryan. Oakmount first offered it for sale prior to the pandemic with a €45m asking price.

A purchaser may have a choice of development opportunities. The ready-to-go option offers full planning permission for 291 apartments with crèche facilities in 13 new buildings and in the existing St Teresa’s House and Gate Lodge. Its upper floors would provide sea and park views. That permission dates from 2019 and provides an opportunity to increase its scale in the latter phases of the development.

Alternatively, a further 2022 permission was granted for 446 residential units, a crèche, amenity building and a café. This application is subject to judicial review. The agents point out that the latter planning process demonstrates an acceptance from both Dun Laoghaire Rathdown County Council and An Bord Pleanála that the site can cater for additional density.

Meanwhile in Mallow, Co Cork, Greencore is selling 145 acres in two lots split by the R619 road. Lot 1 comprises 133 acres of which 69 acres are zoned industry/enterprise, 22 acres are zoned existing residential/mixed residential and the remaining 42 acres are zoned green infrastructure and include forestry that was planted about 20 years ago.

Agent Lisney Commercial Real Estate is guiding €1,900,000 or just over €14,000 per acre for Lot 1 and €300,000 for Lot 2.
