Commuter-belt properties in Kildare and Meath offer residential prospects


Two development sites in the Dublin commuter belt have been brought to the market, one near Newbridge, Co Kildare and the other in Ratoath, Co Meath.
The Kildare site extends to 26 acres and is located in the village of Athgarvan. It is zoned under a number of classifications in the Kildare County Development Plan 2023 – 2029. The classifications are: New Residential ‘C’ 4.6 acres; Existing Residential ‘B’ 1.4 acres; Community and Educational ‘E’ 5.6 acres; Open Space and Amenity ‘F’ 9.8 acres and Outside Village Boundary 4.4 acres.
Jordan Auctioneers plan to sell it at public auction on 30 June and are guiding €2.6m for it.
Located close to established housing developments, the land comes with a cottage and old farmyard and benefits from frontage of over 350 metres onto the Curragh Road.
Separated from Newbridge by the M7, Athgarvan, is about three kilometres from Newbridge and Kilcullen and 0.5km from the Curragh plains. A commuter train service to Dublin is available from Newbridge, while the M9 is also within easy reach.
The Ratoath site extends to 1.7 acres and comes with full planning permission for 17 new homes. Its selling agent, REA Grimes is asking €1.2m for it and points out that the planning permission granted last December will allow a mix of two, three and four-bed end-of-terrace, mid-terrace and detached properties on the land zoned as A1 Existing Residential.
The Ratoath site extends to 1.7 acres
Sales agent Siobhan O’Sullivan of REA Grimes said this site “offers a good mix of house types in one of the most affluent towns in Meath and we anticipate good interest in the site at a time when there is an acute shortage of housing unit completions”.
“The recent announcement of temporary waiver for development contributions will benefit this sale and provide much-needed completed units in the town of Ratoath.”
The plot is only 700m from Ratoath town centre and the town is situated 30km north of Dublin. With a population of just under 10,000, local amenities include primary and secondary schools, shops, boutiques and places to eat and drink, as well as a range of sporting and recreational facilities, including rugby, soccer, tennis and GAA clubs.
