MHADA lottery 2023: Application date extended
The deadline to submit applications for MHADA lottery 2023 on behalf of Konkan board has been extended to April 19, 2023 for both Konkan Board Lottery for MMR 2023 and MHADA Konkan lottery 2023. The last day for payment for both schemes is April 21, 2023.
MHADA lottery 2023: MHADA unit size norms altered by Maharashtra government
Maharashtra state government has altered the unit size guidelines of apartments constructed and allotted by MHADA. This revision will be applicable for all MHADA apartments that are under-construction and upcoming.
Under the new guidelines, the revised carpet area under MIG category is 968 sq ft from the previous existing 1, 722 sq ft and the revised carpet area under HIG category is now spread 968 sq ft as opposed to the previous 2,152 sq ft.
Also, as part of new guidelines, MHADA will permit applicants to apply for housing lottery in their category and one level above them. Note that MHADA also restricts EWS and LIG categories to apply for HIG segment apartments.

MHADA lottery 2023: Konkan board announces 4,654 homes
MHADA lottery 2023 Konkan board has announced lottery of 4,654 homes. Of this total, Konkan Board Lottery for MMR 2023 will give away 984 units under Pradhan Mantri Awas Yojana (PMAY) scheme. Cost of these units are between Rs 14.96 lakh and Rs 21.15 lakh. Around 1,456 units will be given from redevelopment projects by Konkan board. These units are present in areas including Navi Mumbai, Thane, Vasai and Virar. 166 units located in Ambernath, Badlapur, Ghansoli, Pen, Roha, Sanpada, Thane, Virar and Vengurla are made available for people across all income categories.
Finally, as part of the Konkan MHADA lottery first-come-first-served scheme category, 2,048 houses are made available in Virar. Cost of these units are between Rs 23.29 lakh to Rs 41.81 lakh.
According to media reports, MHADA lottery 2023 on behalf of Konkan board has crossed the 20,000 application mark. However, only more than half of these applicants have paid the EMD till now. Only after payment of the EMD will the applicant be eligible for the MHADA lottery 2023, lucky draw of which will be held on May 10, 2023 at 10 am at Dr Kashinath Ghanekar Natyagruha, Thane.

In a bid to ensure that houses under ‘First Come First Serve’, are fully sold, previously it was decided that the scheme won’t refund the deposit if a scheme winner rejects house.
Now, if the winner rejects the flat before getting the provisional letter from the Konkan Board, the refund will be returned. If the winner rejects the house after receiving the provisional offer letter, one percent of the deposit amount will be cut and the remaining will be refund to the applicant.
Konkan Board Lottery for MMR 2023: Penny Testing feature
Konkan board lottery for MMR 2023 has introduced the Penny testing feature under which Konkan board by depositing Re 1 in the bank account provided by the applicant will verify for the correctness and validity of the applicant’s account. This will avoid delays related to refund of the EMD. The board will debit Re 1 in the case of refund of unsuccessful applicants and successful applicants have to pay Re 1 to the Konkan board at the time of administrative charge or sale price.

Applicants interested in Konkan Board Lottery for MMR 2023 have to do a single MHADA registration under MHADA Housing Lottery System IHLMS 2.0 at https://housing.mhada.gov.in/signIn. MHADA lottery 2023 Mumbai
MHADA Mumbai board announced the MHADA lottery 2023 for 4,000 units after a gap of 5 years. The last MHADA Mumbai board lottery was held in 2018. Under this 4000 units, 2,683 units will be under the Pahadi-Goregaon project and the remaining 1,317 units are spread across Bandra, Borivali, Kanamwar Nagar and Magathane. 60% of MHADA lottery 2023 Mumbai units will for the EWS and LIG category and 40% will be for the MIG and HIG segment.
In Goregaon, MHADA is building two projects on Plot A and Plot B. MHADA project on Plot A has seven buildings of 23 storeys each for the EWS and four buildings on Plot B are for the EWS and LIG.
While cost of the units for the EWS category is Rs 35 lakh, it is around Rs 40-45 lakh for the LIG segment. Only units whose occupancy certificate has been given will be part of the MHADA lottery 2023 as the successful applicants will be given the house keys once the payment is done.
Going forward, MHADA projects are also working towards including amenities like swimming pool, club house, gym etc. in MHADA units announced for the MIG and the HIG group. The first MHADA building with amenities is under construction and will be included in the MHADA lottery 2025.

MHADA lottery 2023: Documents needed for registration under new MHADA lottery system
Before registration note that you have documents ready.
- Mobile number that is lined to Aadhar card as OTP and all lottery related information will be sent as SMS to your registered mobile number.
- Registered email id as OTP and all lottery related information will be sent as email to registered email account.
- Aadhar card: A clear image of front side and back side of Aadhar card has to be uploaded at the time of registration. If married, spouse Aadhar card also has to be uploaded.
- PAN card: A clear readable image of PAN card has to be uploaded at the time of registration. If married, spouse PAN card also has to be uploaded.
- Domicile certificate: Note that domicile certificate should have been issued within last 5 years (after January 2018) and must have MahaOnline/MahaIT barcode. In absence of domicile certificate, apply for one at Aaple Sarkar or nearest Maha e-Seva Kendra and enter the application ID/ number on the registration form and you can proceed with the MHADA lottery registration process. This is subject to condition that you will give the domicile certificate before taking possession of the MHADA unit, in case you win.
- ITR (self): Select ITR and and upload the ITR acknowledgement receipt of FY2021-22. Note that upload of salary slip or Form 16 in place of ITR acknowledgement receipt will be considered invalid. If married, upload ITR acknowledgement receipt of FY2021-22 for spouse too.
- Income proof: Select the income certificate button and upload the Tahsildar or Maha e-Seva Kendra certified Income certificate for FY2021-22 ( it should have MahaOnline/MahaIT barcode).
- Caste certificate: Upload valid caste certificate

MHADA lottery 2023: Lottery across MHADA boards
MHADA lottery 2023 for over 4,000 units on behalf of Mumbai board is planned to be announced in January 2023.
Additionally lottery will also be announced for Pune and Aurangabad circles. Under this, around 2046 houses will be announced in Konkan, 800 in Aurangabad and 4,678 units in Pune will be announced.
Close to 1,250 units will be given under Pradhan Mantri Awas Yojana (PMAY) scheme under Konkan MHADA. Under the MHADA Konkan board will be giving away housing units in Thane and Navi Mumbai, mentioned a Zee 24 Taas report. Thane, Godhbunder, Shirdhon, Ghansoli, Sanpada and Khoni are the areas in which the units are available. Also, around 67 houses in Vartak Nagar Thane are reserved for journalists.
MHADA Konkan wing will be giving away 2,046 units as part of MHADA lottery 2023. These homes will be available in Thane, Vasai-Virar, Navi Mumbai and Vengurla mentioned a FPJ report. Of the 2,046 units, 1001 units will be made available in EWS category, 1,023 units will be made available in LIG category, 18 units will be made available in MIG category and 4 units will be made available in HIG category.
Additionally, reports mention that MHADA is considering on revising the EMD amount by 5-10%, a decision on which is still awaited.

According to a recent notification, Maharashtra government has revised annual income slabs that determines the eligibility of an applicant to purchase MHADA homes through MHADA lottery. The last revision was done in 2016.
- Annual income slab for the EWS is increased to Rs 6 lakh for people residing in Mumbai, Nagpur and Pune and Rs 4.5 lakh to people staying in the rest of Maharashtra. Previously it was Rs 25,000 a month or Rs 3 lakh a year for the entire state.
- Annual income slab for the LIG is increased to Rs 9 lakh for people residing in Mumbai, Nagpur and Pune and Rs 7.5 lakh to people staying in the rest of Maharashtra. Previously it was between Rs 25,001 to Rs 50,000 a month or upto Rs 6 lakh a year for the entire state.
- Annual income slab for the MIG is increased to Rs 12 lakh for the entire state of Maharashtra. Previously it was between Rs 50,001 to Rs 75,000 a month or upto Rs 9 lakh a year for the entire state.
- Annual income slab for the HIG is above Rs 12 lakh for people staying in Maharashtra with no upper limit set for this category. Previously it was over Rs 9 lakh a year for the entire state.
Revised income slabs are effective from the MHADA Pune lottery 2022, for which applications started from June 9, 2022 and lucky draw will be held on August 18,2022.

Maharashtra housing and area development authority –MHADA Aurangabad board has announced Aurangabad MHADA lottery 2023 in which around 936 proeprties are being given away in area including Hingoli, Jalna, Latur, Nanded and Osmanabad among others, via a lottery system on behalf of the MHADA Aurangabad board.
The MHADA lottery 2023 Aurangabad lucky draw will be held on March 22, 2023.
Is MHADA a government organisation or private organisation?
Maharashtra Housing and Area Development Authority (MHADA) is a statutory housing authority and a nodal agency of the government of Maharashtra. It is involved in providing affordable housing to people of different income groups in the state. In the last seven decades, MHADA has provided affordable housing to nearly 7.50 lakh families across the state, of which 2.5 lakh are in Mumbai. MHADA has seven boards across the state of Maharashtra and has the Mumbai Slum Improvement Board (MSIB) and Mumbai Building Repairs and Reconstruction Board (MBRRB).
Can we rent MHADA flat?
While a MHADA lottery flat owner cannot sell his flats for five years from the date of purchase, he can rent it out. To let out your MHADA lottery 2022 flat on rent, MHADA lottery flats owners have to pay for an NOC ranging between Rs 2,000 and Rs 5,000, depending on which category the owner belongs to. MHADA lottery 2022 flat owners renting their properties also have to submit their Leave and Licence agreement to MHADA.
Can MHADA flats be sold?
MHADA lottery 2022 flat owners can sell their flats only after five years from the date of purchase of the MHADA unit. Buyers need to be wary of buying a MHADA resale flat, because many times MHADA lottery flat owners sell it before the five-year lock-in period. This is done by providing the buyer a power of attorney document and not the registered deed of the MHADA flat. A buyer can be evicted from the house if MHADA conducts a surprise check, as sale through power of attorney is illegal and not recognised by law.
When you buy a resale MHADA flat, ensure that the owner gives a no-dues certificate from the society, as well as the original allotment letter from MHADA, the share certificate that has been given by the society to the owner and a letter that mentions about the transfer of the share certificate. Once done, the buyer has to pay the stamp duty and registration fee for the MHADA flat. MHADA has to be contacted, for issuing the transfer certificate on the unit once the house has been registered under the new buyer’s name. For this, you have to submit the documents including the registered papers and a transfer fee. The entire process may take close to six months.
MHADA Lottery 2021 results
MHADA lottery was declared by Konkan Housing and Area Development Board (KHADB), a regional unit of the Maharashtra Housing and Area Development Authority (MHADA). In MHADA lottery 2021, 8,984 low-cost houses in the Mumbai Metropolitan Region (MMR) were announced in the mhada.gov.in 2021 website.
MHADA Lottery 2021: MHADA units to be given
In MHADA Lottery 2021 Navi Mumbai, houses will be allotted in Ghansoli, Mira Road, Bhandarli, Khoni, Shirdhon, and Gotheghar in Thane district, Virar Boling in Palghar and Vengurla in Sindhudurg. The MHADA Lottery 2021 Konkan came with this affordable housing lucky draw scheme after a long wait, owing to unavailability of housing stock and the nationwide COVID-19 lockdown in 2020. These KHADB lottery houses or units from the MHADA Lottery 2021 Konkan will be for the economically weaker section (EWS), lower income group and middle income group (LIG, MIG) scheme home buyers.

In this edition of MHADA lottery 2021 Mumbai, of these 8,984 houses from the MHADA, 2,000 houses will be from the Konkan Board. The remaining will be under the Pradhan Mantri Awas Yojana (PMAY) scheme and from the MHADA Board’s other projects.

Properties in Vadavali and Kasarvadavali for the LIG segment as part of MHADA lottery 2021 Thane, will be priced at around Rs 16 lakhs. MHADA lottery 2021 Thane includes properties in Thane’s Vartak Nagar that will cost around Rs 38-40 lakhs. Of the 1,300 units in Virar as part of the MHADA lottery 2021 Virar, 1,000 units are for the LIG and the remaining 300 units are for the MIG segment. MHADA lottery 2021 Mira Road will have the 2BHK houses in Mira Road for the MIG will cost around Rs 38-40 lakhs.

MHADA forgoes last EMI of beneficiaries of Kalyan affordable housing scheme
Beneficiaries of MHADA lottery Kalyan affordable housing that was held in 2018 have been relieved of paying the last EMI. “Located in Khoni and Shirdhon, around 2000 beneficiaries of these houses were facing financial problems due to delay in getting possession caused primarily by the coronavirus-induced lockdown as well as other reasons,” said Lok Sabha MP Shrikant Shinde. With this waiver, the beneficiaries will cumulatively save Rs 32 crore.
MHADA extends deadline to September 8, 2022 for 215 mill workers to submit documents
An extension of 1 month –upto September 8, 2022 is given to 215 Mumbai mill workers and their legal heirs can submit the documents for the lottery houses they won on March 1, 2020. MHADA previously had given an extension of 105 days for document submission.
Of the 215 beneficiaries, around 75 of them have not received the first intimation letter and the remaining have not submitted documents even after receiving the same.
The 3,894 houses that were part of the MHADA Mumbai Mill workers lottery are located at Srinivas Mill, Bombay Dyeing Mill, and Spring Mill.
