A development site with potential for a commercial development has been brought to the market on the Dublin-Meath border. Located adjacent to Bracetown Business Park, Clonee, Co Meath, the site extends to 15 acres and Coonan Property has set a €4.3m guide price for a private treaty sale.
Its launch comes at a time when the vacancy rate for industrial and logistics property is less than 2pc and Dublin local authorities are being very parsimonious in the zoning of development land for industrial and logistics purposes.
Consequently developers who specialise in this sector are having to purchase sites outside Dublin county boundaries.
The Bracetown lands are zoned Objective E2/E3 General Enterprise and Employment/Warehousing and Distribution in the 2021-2027 Meath Development Plan which allows for a range of uses on the lands.
Meath County Council has stated an objective in their recently adapted development plan is “to continue to support and facilitate the development of the Dunboyne-Clonee area as a hub for employment and economic investment in county Meath and the Dublin metropolitan area.”
Already the immediate surrounding area includes The Hub logistics park, Drummonds, Rennicks Sign Factory and is also convenient to the Facebook Data Centre, MSD Biologics, Kilsaran Concrete and Avoca Dunboyne as well as being just 5km from Damastown Industrial Estate in west Dublin.
Key infrastructural facilities are also easily accessible with Dublin Airport about 22kms away, while the M50, M1 and Dublin Port Tunnel are also easily accessible as it is located along the R147 roadway just off junction 5 on the M3 motorway. Dunboyne and Clonee are only about 3km away while it is about 18km north-west of Dublin city centre.
It is also easily accessible by rail as M3 Parkway park and ride railway station is just a 1km walk away and it provides a rail service via Clonsilla to central Dublin, Drumcondra, Connolly and Dublin’s docklands.
Philip Byrne, who is handling the sale, says the lands “consist of three level fields with excellent road frontage, high profile, in a prime location just off the M3”.
