Is Patta required for land registration in Tamil Nadu?

In case of buildings or structures, physical occupation and possession can be proved. However, in case of a vacant land, it may not be possible. Thus, patta is a necessary document that proves your legal ownership on a land in Tamil Nadu.

After Kerala and Andhra Pradesh, Tamil Nadu became the third state to make Patta a proof of landholding. In 2018, the state government had planned to make pattas mandatory for preventing scams and making property registrations secure. As of now, a property or land can be registered by submitting the Patta document or the parent document of the land.

Important note about Patta Chitta

A Patta is applicable only for land and not for apartments. However, you may have a Patta for the land on which the apartment is built. Given that the land on which an apartment building stands is divided among different owners, commonly known as the undivided share (UDS), usually, a Patta is not issued in this case.
