The Stamp and Registration Department of Uttar Pradesh has a dedicated portal – IGRS UP – through which citizens can avail of a number of property-related online services. Using the portal, one can access online certified copy of deeds, stamp duty details, information on specific properties, etc. In this article, we are going to understand the services available on IGRS UP.
What is IGRS UP?
The inspector-general of registration and stamps (IGRS) of Uttar Pradesh is responsible for levying taxes on property transactions and other related activities and generating the revenue crucial for the state’s growth.
Among other things, the state’s department of registration of stamps, headed by the inspector-general of registrations and stamps (IGRS), is responsible for registration of property and various other transactions.
What are the various types of stamps in UP?
There are three kinds of stamps for indicating the payment of duty under IGRS UP. These include:
(a) Impressed stamps, which are stamped papers bearing the words ‘India non-Judicial’ printed thereon.
(b) Impressed stamps bearing the word ‘Hundi’ printed or embossed thereon.
(c) Adhesive stamps bearing the word ‘Special Adhesive Insurance’, ‘Foreign Bill’, ‘Share Transfer’, ‘Notarial’, ‘Brokers Note’, ‘Agreement’, or ‘Revenue’ printed thereon.
The above descriptions overprinted with the words Uttar Pradesh or the letters UP can continue to be used for payment of duty, till such time as the state government prohibits its use.

How to search for property information on IGRS UP?
Step 1: Log on to the official website of IGRS UP or click here.
Step 2: Click on the property search option on the left-hand side.
You can search for a property on the basis of the following categories and confirm the exact location, legality and ownership details:
- Property address (details of deeds registered before December 5, 2017).
- Property address (details of deeds registered after December 5, 2017).
- Registration number and registration date / registration year.
- Buyer name (details of deeds registered before December 5, 2017).
- Seller’s name (details of deeds registered before December 5, 2017).
- Buyer’s name (details of deeds registered after December 5, 2017).
- Name of seller (details of deeds registered after December 5, 2017).

How to get details of the property on IGRS UP
Step 1: Log on to the official website of UP IGRS.
Step 2: Click on the property details tab or ‘सम्पत्ति विवरण’.
Step 3: You will be directed to the following page. Click on whether you are looking for a rural or urban property. Enter the district and property ID to see property deed, property tax dues, civil cases and utility details.
Property registration on IGRS UP
When you register a property in your name, you are ensuring that it is rightfully yours. Any fees due to the government is also paid during the registration process. In Uttar Pradesh you can register your property online, through the IGRS UP website. Simply follow the steps given below to register your property successfully.
Step 1: Log on to the official website of Uttar Pradesh IGRS.
Step 2: Under the ‘सम्पत्ति पंजीकरण’ or property registration tab on the left-hand side,click on ‘आवेदन करें’ option.
Step 3: Assuming this is your first time, click on ‘New Applicant’.
Step 4: Proceed to choose the details of the property, such as the district, tehsil, sub-registrar and add your mobile number, password and captcha code.
After entering the details, click on the sign in option. If you have already registered on the IGRS UP website, you do not need to go through the above-mentioned steps. Simply proceed by clicking on the ‘user login’ option.
Step 5: Choose the document you need to register from the list.
Step 6: Add the deed presenter’s name along with the contact number.
Step 7: At this juncture, you will need to provide certain details about the property, for example, tehsil, type of area, sub-area and the property type.
Step 8: Proceed by adding details about the valuation of the property. You will also be required to add the type of building and details about it.
Step 9: If there is an applicable sub-clause, add such information too.
Step 10: Upload the necessary documents to proceed. Keep the residence certificate, government identity cards, ground paper, photographs, etc., ready.
Step 11: Add information about other parties involved in this transaction and also information about two witnesses.
Step 12: Select deed document and use the ‘save’ option to proceed.
Step 13: You will be required to pay for this service. From the list, select the payment option that you are comfortable with.
Step 14: Take a printout for future reference. After this process, visit the sub-registrar’s office on any working day, for further verification.
How to apply for stamp duty withdrawal?
IGRS UP has a new facility, through which you can ask for withdrawal of stamp duty in Uttar Pradesh.
Once you log on to the official website, you will see the option of ‘स्टाम्प वापसी हेतु आवेदन’ or ‘Application for stamp withdrawal’ on the left-hand side. Click on it to create a fresh application or login with your user ID to view/modify a previous one.
Note that once you create a new application, you will need to login through the ‘User login’ option and start the further process.
How to avail of registered document service with IGRS UP?
Step 1: Log on to the official website.
Step 2: If you are using the IGRS website in Hindi, on the left-hand side, you will find the ‘पंजीकृत लेखपत्र का प्रमाणपत्र’ option. If you are using the website in English, click on ‘Application of registered document certificate’ option. You will be directed to the following screen.
Step 3: Enter the district, SRO, property type, registration year, registration number, registration deska, applicants’ numbers and captcha, to proceed.
How to apply for an encumbrance certificate on IGRS UP?
Once you log on to the official website, you can find the option of ‘भारमुक्त प्रमाणपत्र /बारह साला’ or encumbrance certificate. Click on ‘आवेदन करें’ to make an application. This will lead you to the following:
Select this option to fill a new application form or to view the filled application form. You will require the application number and password to login.
