Hearings on two Fairfield Township housing projects set tonight

FAIRFIELD TWP. – Two separate housing projects that would bring 124 duplexes and 137 single-family homes to Fairfield Township will be reviewed Wednesday by trustees.
Both will be outlined during public hearings that begin at 7 p.m., Wednesday, at the township administration building, 6032 Morris Road.
M/I is proposing to build 137 single-family homes on 67 acres off Liberty-Fairfield Road, just north of Ohio 4.
The project would be called Timber Trails with homes being constructed in four phases over a six-year period, said Brad Austing, vice president of land acquisitions at M/I Homes.
Developer NVR Inc. submitted a plan that shows 124 duplex homes on 37.5 acres on the north side of Ohio 4 between Creekside and Indian Meadows drives. The $39 million project would be called Walden Springs, said Craig Rassi, NVR’s senior construction cost manager.
Both projects require zone changes, which must be approved by trustees. Recommendations for approval for both came from the township’s zoning commission and county planning commission.
The $52 million Timber Trails project would contain homes ranging from 1,400 to nearly 3,400 square feet, Austing said.
Prices would start at a base of $350,000, with an average selling price ranging from $400,000 to $450,000.
“The pond has walking trail, picnic benches and a playground,” Austing said.
“We take real pride in what we do and treat our customers right.”
Ryan Homes would construct the duplexes in the Walden Springs development. Homes would range from 1,343 square feet to 1,527 square feet, with selling prices averaging between $304,990 and $325,990, Rassi said.
During a June public hearing at the township’s zoning commission, residents were concerned with traffic and drainage for both projects.
