Owners of residential properties in Ahmedabad, are liable to pay property tax to the every year. The AMC has one of the more user-friendly and technologically advanced property tax payment systems in the country and this is evident in the fact that property tax payments increased significantly, at the beginning of the 2017-18 financial year.
The AMC had offered a 10 per cent rebate to property tax defaulters who cleared all their dues at the start of the financial year in 2017. Owing to this rebate, in the 45 days between April 1 and May 15, 2017, the AMC received Rs 282 crores as property tax payment. The amount was Rs 23.72 lakhs more than the AMC collected in the same time period, in 2016.
The AMC is one of the few municipal bodies in the country that enables its citizens to pay their property tax dues through its mobile app. In May 2017, the AMC said that the number of property tax payments through the ‘Ahmedabad AMC’ app increased 25-fold, as compared to the previous year. It also registered a 21 per cent increase in cashless transactions, between April 1 and May 15, 2017, leading to an overall 132 per cent increase in property tax collection, as compared to the previous year. It reported that there was an eight per cent drop in the number of cash transactions for property tax payments, an objective that most municipal bodies all over the country are trying to achieve.

How to calculate property tax in Ahmedabad
The AMC calculates property tax payable on a property based on its capital value. This system of calculation has been in effect since 2001 and takes into consideration the following factors – location of the property, type of property, age of property and its usage in Ahmedabad. The formula for manual calculation of property tax is as follows:
Property tax = Area x Rate x (f1 x f2 x f3 x f4 x fn)
Where,
f1 = weightage given to the location of the property
f2 = weightage given to the type of property
f3 = weightage given to the age of the property
f4 = weight assigned to residential buildings
fn = weight assigned to the user of the property

How to pay property tax online in Ahmedabad?
You can pay your tax manually at any of the city’s civic centres. However, the fastest way to pay your property tax to the AMC is online on its website, or through the ‘Ahmedabad AMC’ mobile android app.

- Click on Online Service – Quick Pay – Pay Property Tax.
- Enter your ‘Tenement Number’ and click on search. You will be shown the details such the as name of owner, address, occupier (if any) and the amount that you owe as property tax.
- Click on ‘pay’ icon for paying the amount. You will be redirected to another page, displaying the tenement details and the amount to be paid. There will be fields requiring your mobile number and e-mail.
- Click on ‘confirm’ to proceed to the payment gateway. If you are making the payment online or through the app, you can use internet banking or your debit/credit card.
You will receive the payment receipt on your email ID or it will be available on the website.
Note: AMC collects half-yearly property tax payments and the last dates for payments are usually March 31 and October 15, every year. However, this is subject to change at the AMC’s discretion. Defaults and delays in payment invite a two per cent per month penalty and the penalty amount is added to the next property tax bill.

AMC standing committee announces extension of the deadline for property tax rebate scheme
The Ahmedabad Municipal Corporation (AMC) standing committee has allowed an extension in the deadline for the advance rebate scheme for property tax payments, till July 30, 2021. Earlier, the deadline was extended till July 15. As per the scheme, those who pay property taxes by July 30, 2021, will be eligible to claim a rebate of 10%.
In 2021, property tax collected between the period April 1 and July 15 had seen a 50% increase, as compared to the same period in 2020. The civic body had earned an increase of Rs 153.68 crores in property tax collection and the response from the citizens had encouraged the civic body to extend the rebate scheme.
According to officials, the AMC has witnessed a 70% increase in property tax collection from the eastern areas of the city. Localities such as Viratnagar, Nikol, Gomtipur, Odhav, Vastral and Amraiwadi, have registered the highest increase of 90%. AMC has seen only a 50% rise in the collection from the central zone and western parts of Ahmedabad. However, the increase was seen in advance tax payments on commercial properties.
AMC to recover dues from commercial property owners
The AMC has estimated that Rs 1,400 crores is still pending from commercial property owners in the city. In a recovery spree, the tax department of the civic body has sealed 203 units across western Ahmedabad. Most of these owners have dues piled up over the last three to four years and to the tune of Rs 50,000 and upwards. Over 400 units have already been served notices in this regard.
Civic body revises budget, no hike in property tax
The AMC standing committee has proposed a revised budget of Rs 8,051 crores for the financial year 2021-22, up from Rs 7,475 crores that was mentioned in the draft budget submitted by municipal commissioner Mukesh Kumar, on March 24, 2021.
Additionally, there was no hike in vehicle, property, water and conservancy taxes. For all residential properties with an area of 40 sq metres or less, a tax rebate of 100% has been offered. Over six lakh home owners will be eligible for the exemption on property tax, general tax, water tax, conservancy tax and education cess. They will be eligible to get 100% rebate on interest dues, if they clear their dues for 2020-21 between June 1 and August 31, 2021.
