With the Coronavirus pandemic causing a reverse migration of people back to tier-2 and tier-3 cities in India, real estate investments in these cities could increase. While properties in these cities are much more affordable, when compared to the big cities, buyers do have to pay a substantial part of the transaction value as stamp duty and registration charge on purchases here, as well. In this article, we examine the stamp duty and registration charges on property purchases in India’s 20 major tier-2 cities.

Stamp duty in Jaipur

*If the property is being registered in the name of a man, they also have to pay 20% of the 6% stamp duty as labour cess. This means that if the stamp duty is, say, Rs 100, another Rs 20 will have to be paid as labour cess. In case of the women, this cess is levied at 1% of the 5% stamp duty.

Stamp duty on affordable housing in Jaipur till September 2021

In Budget 2021-22, the Rajasthan government cut the stamp duty on properties in high-rises worth up to Rs 50 lakhs, till June 30, 2021. The state government has decided to further extend the benefit of the reduced rates to home buyers, till September 30, 2021.  The stamp duty calculation on such properties, thus, is as provided under:

Do buyers have to pay stamp duty even in small cities?

Property buyers across India have to pay stamp duty on property purchases, irrespective of the location, even though the rates may vary from place to place.

What is the stamp duty on property purchase in UP?

Stamp duty varies between 5% and 7%, depending on the city where the property is being registered. The stamp duty rate in Noida, for example, is not the same as that in Meerut.

Do I have to pay more than 1% of the deal value as registration charge?

In some states, registration charge is also kept at 2% of the deal value.
