The Hill 16 pub together with six overhead apartments in Dublin City centre is among three hospitality venues which are being offered separately for sale by Bagnall Doyle MacMahon this week.
The other two are: William Street, Bar & Eatery in Tullamore, Co Offaly and Bar Italia, a restaurant on Ormond Quay Lower, at Millennium Bridge, Dublin 1.
The Hill 16 pub and apartments comprise the entire of 28/30 Middle Gardiner Street, Dublin 1 and have a €2.25m plus guide price. All seven units are currently vacant but John Ryan, of Bagnall Doyle MacMahon, says the overhead apartments have potential to generate €130,000 per annum and the pub could generate €70,000 per annum.
Within the imposing four-storey over basement property, the pub extends to 3,050 sq ft and comprises a traditional lounge bar with timber flooring and mahogany bar and back bar.
A public bar comes with an off-licence service hatch. In the basement, there are customer toilets, a catering kitchen and storage.
Recently refurbished, the apartments comprise three one-beds; two two-beds and one three-bed, ranging in sizes from 441 to 1,065 sq ft.
The pub is well-known as a rendezvous point for fans attending Croke Park.
Also in Dublin 1, Bar Italia is an investment property which will be auctioned through the Offr platform on July 29 with a €750,000 guide price.
It comprises a restaurant premises which extends to 2,300 sq ft over ground and basement levels. Its tenant, Acrobat Catering has a 25-year lease from August 2004. The passing rent is €91,224 per annum.
William Street Bar & Eatery in Tullamore, Co Offaly, is for sale by private treaty and Mr Ryan is quoting €600,000 for it.
While currently not trading, it offers redevelopment potential as it occupies a 0.21 acre site which is zoned Town Centre. Located in the heart of Tullamore at the intersection of Harbour Street and Columcille
Street, its accommodation comprises ground floor public bar, lounge bar, restaurant, function room, catering kitchen and toilets.
Outside, there is an enclosed beer garden that has pedestrian and delivery access. On the first floor a former restaurant area could seat 60 covers.
