With the impact of rapid urbanization on the environment, real estate developers are now adopting sustainable construction practices.
We are living in an Urban century where people are rapidly migrating from rural to urban areas. The UN has projected that the overall growth of the world’s population could add another 2.5 billion people to urban areas by 2050, with India alone adding 416 million urban dwellers.
Urbanization is affecting many aspects of human society and is profoundly shaping global civilization. It has brought economic growth and vitality across industries and communities. This transformation continues to have extreme repercussions on the environment. Urban development directly affects wildlife and natural habitats through land expansion, while the urban form and consumption patterns affect greenhouse gas emissions, natural resource use, and water security.
With the impact of rapid urbanization on the environment, real estate developers are now adopting sustainable construction practices. Through efficiency and moderation in the use of materials, energy, and space, developers are consciously trying to mitigate negative environmental effects of their buildings. They are opting for the use of sustainable building materials like fly ash bricks to reduce the heat of hydration and gradually cool the concrete without reducing the strength of the building. Usage of Low Emissivity glass results in optimum thermal performance, and ambient natural lighting across your apartment.
Developers are also integrating solid waste management systems to convert organic waste into manure for landscaping and sewage treatment plants to treat wastewater for flushing and landscape irrigation. Rainwater harvesting systems are used to collect rainwater from terraces and open roof’s at podium areas and transferred to rainwater storage tank at basement and ground water recharge pits. This water can be used for flushing, landscape irrigation and restore the ground water table.
Solar photovoltaic and Solar hot water systems along with use of LED lights with timer-based controls help to achieve energy savings through renewable energy. These concepts, when implemented efficiently, will enable residents to contribute towards building an ecological future.
Experts have also identified solutions for sustainable urbanization by relying mainly on natural areas and elements in and around cities to build an environment-friendly ecosystem. This means spending more time in a natural environment or interacting with natural elements to reduce the mounting pressure on the cities and people. Keeping this in mind, developers are now designing projects that help residents associate and connect with nature.
Homebuyers are increasingly becoming aware of these benefits and prefer living in eco-friendly spaces which minimally impact the environment. Developers are taking cognizance of this demand to create projects yielding high performance through new technologies that help recycle materials to restore the ecological balance.
