Drees brings 42 new homes to Liberty Township with Carriage Park plan

LIBERTY TWP. – The Drees Company will build Carriage Park, a 42-home subdivision just east of the Carriage Crossing neighborhood.
The subdivision sits on a 24.6-acre tract about 2,500 east of Ohio 747and 1,000 feet north of Millikin Road. It would be accessed by extending Brougham Lane on the west and connecting to the existing Sugar Maple Run, said Mark Elma, the township’s senior planner.
The one- and two-story homes planned for the property range from 1,800 to 3,400 square feet with a price tag starting at $500,000, according to Scott Drees, the company’s land acquisition manager.
It is a slightly different plan than the one originally submitted and reviewed by the Liberty Township Zoning Commission that was rejected.
“We wanted to include thoughtful open spaces and amenities. In looking back I feel we achieved just that,’’ Drees said during a public hearing on the revised plan.
The new plan has five fewer lots and the frontage of each lot has been increased from 80 to 90 feet in response to concerns of neighbors and commissioners who thought the lots were too small.
“The original plan came in at 47 lots … that did not fit our comprehensive plan or the area,’’ said Trustee Tom Farrell.
“He sat down with the neighbors who were concerned with the size of the lots and density … and came up with something they could live with and met the comprehensive plan guidelines. He came up with a plan everybody could work with.”
The changes and reconfiguration of lots decreased the density and increased the open space from 6.02 to 6.35 acres – or 24.4 percent to 25.7 percent of the project.
“I am impressed that Scott reached out to me,’’ said Grant Hillty, who lives adjacent to the new development. “They’ve addressed all my concerns.”
There will be five-foot wide concrete sidewalks on both sides of the street. A pedestrian walking path is planned to go through two open space lots. Two will have retention ponds.
There will be 38 different housing styles buyers can choose from. All will have brick and stone.
