A site in Rathcoole, Co Dublin, comprises a partly finished development with planning permission for six terraced houses in two blocks

Coonan Property has brought three development sites to the market this week in the Greater Dublin area. They include two residential sites and an industrial logistics site, for sale in separate lots.

The most valuable of them is a site in Kill, Co Kildare, which has An Bord Pleanála planning permission for 164 dwellings – of which four are apartments and duplexes, and the rest are houses, ranging in type from detached and semi-detached to terraced.

Philip Byrne of Coonan is guiding €10m for the 15.69-acre parcel and has set July 1, 2021 as the closing date for tenders.

The vendor developed the adjacent Earls Court estate.

Located on the eastern side of Kill village, also nearby is St Brigid’s National School, and the village offers a range of shops, schools and public houses. Kill is a short drive from Naas, Rathcoole and Saggart, and is located along the N7 national primary route, just 27km from Dublin.

Further south along the M7, Will Coonan is offering 23 acres of land adjoining Newbridge IDA Business Park for sale by private treaty with a guide price of €2.5m. The site is zoned with an objective for industrial and warehousing development. He says that other uses would be considered for the site, such as encouraging industry and employment, except for retail.

Located to the north of Newbridge Town Centre, the site benefits from frontage to the M7 – which is one of the country’s main veins, connecting to Dublin, Cork and the south.

“Easy transport routes will be a huge advantage for long-term viability here, giving effortless access to onward travel by road, rail and bus, and public transport within Newbridge is fantastic,” he adds.

Among the businesses located in the IDA business park are Lily O’Brien Chocolates and Proctor & Gamble.

The third site, in Rathcoole, Co Dublin, comprises a partly finished development with planning permission for six terraced houses in two blocks. Extending to 0.45 acres Philip Byrne is guiding €350,000 for its auction on June 17.
