Dublin Industrial Estate in Glasnevin has long been identified as being suitable for rezoning from industrial to residential development, due to its proximity to the city centre.

So a property that has come for sale there may appeal – not alone to possible business owner occupiers and developers, but also to investors willing to take the long view.

Harvey, the industrial property agents, are guiding €1.45m for Unit 101 Slaney Road, which extends to a total of 19,407 square feet. Located on a secure, fenced and gated site of 1.4 acres in the heart of the industrial estate, the unpaved portion to the rear of the site has recently been cleared of foliage.

Kieran Casey of Harvey says: “Offering 0.4 of an acre over the standard industrial site coverage of 20,000 square foot per acre, this unit represents an excellent opportunity for any business with significant vehicle parking requirements, or for those looking to extend the existing structure.”

The building includes 16,996 sq ft of industrial/warehouse space which has clear internal heights ranging from 3.2m to 4.3m at the ridge. This industrial space comes with gas-fired blow heaters throughout, with loading access provided via two level-access loading doors. The remaining 2,411 square feet includes original office space and staff facilities at the front of the unit, which need modernisation.

Dublin Industrial Estate is almost equidistant from both the city centre and the N2/M50 Interchange. The property is just 650m from the Broombridge Luas stop.
