The Registration and Stamps Department in Andhra Pradesh (AP) started its operations in 1864. The registration department in Andhra Pradesh collects revenue for the state through stamp duty, registration charges and charges incurred by citizens as transfer duty. In this article, you will know about the important services provided by IGRS Andhra Pradesh (IGRS AP).

 

How to check registration details on IGRS Andhra Pradesh?

Step 1: Proceed to the official website of IGRS AP or click here.

 

 

Step 2: On your right-hand side, you can see a list of services. Click on ‘List of Transactions’ to proceed.

 

 

Step 3: Enter a few details, such as the district, document number, sub-registrar’s office and registration year, to check the details of a document or layout plots. In case you wish to see the details of an apartment, you will be asked for the flat number, apartment name and the house number. Once you enter the required details and click on ‘Submit’, you will be directed to a page with the details.

 

 

 

How to search for encumbrance certificate (EC) on IGRS AP?

The next service on the IGRS AP portal, is the EC search facility. Note that at times when the server is busy or under migration, you may not be able to avail of the service and may be required to visit the concerned sub-registrar’s office (SRO), or get the EC through the Meeseva portal. However, under normal circumstances, you can avail of this service on the IGRS AP portal.

To search for an encumbrance certificate, simply input details like the document number, house number, or survey number in a revenue village and select the district and location of the SRO, to proceed. For certificates before 1983, you will have to approach the SRO.

 

How to get an EC online on IGRS AP?

Step 1: On the homepage, look for ‘New Initiatives’ under which you will find the ‘Online EC’ option.

 

 

Step 2: Proceed to register yourself, if you do not have a user ID and password or if you are using the portal for the first time. To register, you will need to provide details, including your name, password, mobile number, Aadhaar number, user id, password, email address and residential address. Enter the captcha to proceed.

 

 

Step 3: If you already have a user id and password, you can skip Step 2 and login using your credentials and do as directed, to obtain the EC online.

How to get a certified copy on AP IGRS?

Step 1: Go to the official website of the AP IGRS or click here.

Step 2: You will be required to fill details, such as the district, SRO, registered document number, registration year and captcha and then proceed to submit the details. You will then be able to get the certified copy.

How to verify EC online?

Step 1: On the official website of the IGRS AP, proceed to ‘Services’ and click on ‘Verify EC’.

Step 2: Enter the department transaction ID and click ‘Submit’, to verify.

 

 

How to calculate duty fee on IGRS AP?

Step 2: If you wish to understand/calculate the duty and stamp fee in AP, simply choose the nature of the document from the drop-down menu provided.

Step 3: ‘Minor code’ refers to the exact nature of the transaction. For example, if you choose ‘Partition’, the minor code will have options such as ‘Partition’ and ‘Partition among family members’.

Step 4: Next, proceed by adding the land cost, structure cost, market value and click on ‘calculate’, to get the stamp duty, transfer duty, registration fee as shown below.

 

 

How to check market value on IGRS AP?

Step 1: On the landing page of the official website, on your left-hand side, you will be able to see the option ‘Market rates (Basic Rates)’ mentioned. Click on it or simply click here to proceed.

Step 2: You will be directed to the following page, where you would need to choose whether you are searching for agricultural land rates or non-agricultural property rates, your district, village and mandal, from the drop-down menu.

Revision of Market value guidelines on IGRS AP

IGRS AP is calling for any objection to market value revision that took place in 2020. To submit your objection, you would need to approach the sub-registrar. However, you can download the relevant forms online. All you need to do is choose the district and sub-registrar office from the dropdown menu and click on the ‘Submit’ button. The relevant form will be downloaded.
