Jamabandi is a part of the record-of-right and establishes the ownership, cultivation and various other rights in land. It is prepared by the Patwari and attested by the Revenue Officer. One of the copies of the Jamabandi remains with the Patwari while the other is with the District Record Room. It is revised every five years.

Step 1: Go to the ‘Jamabandi’ tab on the homepage of Jamabandi official website. Tap on it to go to ‘Jamabandi Nakal’.

Step 2: You can find the Nakal details by owner name, by khewat, by khasra/survey number or by the date of mutation. Click on any one to proceed. In the image below, we have opted to proceed by opting for the owner name. Fill in the required details and proceed.

Step 3: Proceed with all relevant information. In this case, we have opted for an owner as a private owner. Once you input the right details, the Nakal details will be displayed.

How to search for registered deeds on the Jamabandi website

There are many kinds of deeds:

  • Sale deed: Agricultural land or urban property.
  • Mortgage deed: Without possession for agricultural land: Without possession for Plot/Flat/With possession for Plot/Flat.

Alternate way to check deed appointment availability

The jamabandi website has introduced a new tab called ‘Deed Registration Appointment’ on the homepage. This is a direct way to check for appointments. As soon as you click on it, you will be asked to enter your phone number.

After entering your mobile number, you will receive an OTP. Simply key in the OTP in the space provided to proceed.

This process is more direct. You can select which deed you wish to register, for example, whether a lease, mortgage, partition, partnership, power of attorney, or sale deed, etc. You can select the relevant details from the drop-down menu.

You will then be asked to provide the location of the property – ‘Rural within Abadi Deh’ or ‘Rural outside Abadi Deh’ or Urban within corporation limits’ or ‘Urban outside corporation limits’.

Further details to be provided include sub-location of your property – whether a Haryana Shahari Vikas Pradhikaran area or Haryana State Industrial and Infrastructure Development Corporation area or old city area, authorised area, licensed colony or whether the property falls under other areas. Also provide details of the sub-deed, district, tehsil and locality.

Thereafter, you will be directed to the next page. The district, tehsil, village, category will be filled automatically on the basis of the details you had provided. If you know the property ID, enter it in the space provided. You could also enter the municipal corporation and name of the owner, else proceed to ‘Get Detail’. The details will be displayed. If the details are not displayed, you could visit the official website of the urban local body, Haryana and generate a temporary ID.

You can view the mutation order, check mutation status and get mutation status of deeds on the official website.

Here’s how to check the mutation status of a property:

Step 1: Use the ‘check mutation status’ option under the ‘mutation’ tab.

How to register immovable property on Jamabandi website

  • You can procure all information, such as the price of the property as per the collector rate, stamp duty, registration, service fees, etc., from the sub-registrar’s office at the HARIS counter.
  • If the stamp paper value is below Rs 10,000, you can procure it from the stamp vendors. If it exceeds Rs 10,000 you will be required to get it from the treasury office after making the payment at SBI.
  • You can write the document by yourself or hire the services of a writer. Two witnesses would be required while the process is executed. Other documents that you require at this stage include the title deed, jamabandi, digital photograph and plan and map’s copy. You will need to submit these documents, plus the stamp paper at the concerned sub-registrar’s office. Payment of stamp duty and other charges will take place after this.
  • The sub-registrar will scrutinise all the details and you will need to appear before the joint-sub registrar or the sub-registrar, for the entry of the document in the records.

Certain functions of the online Jamabandi website remained non-functional after the lockdown that followed the Coronavirus pandemic. There were errors in the database and irregularities in owner names, as well as plot details. Due to all this, the registration process has been on hold for sometime. However, senior officers have maintained that discrepancies would be looked into. On July 22, 2020, after many complaints, the land registration facility was temporarily stopped, to give the authority some time to upgrade the software. The new software was launched on August 31, 2020 and applicants could get an appointment to register their property online. However, the authority is still looking into some issues pertaining to jamabandi services.
