Mulund, A Suburb Brimming With Life

Cosmopolitan and aspirational, yet unassuming—for the beholder, Mulund’s charm lies in its quintessential ‘Mumbai-ness’.

A bird’s eye view of Mulund reveals soaring skyscrapers, busy markets, and wide thoroughfares framed by the verdant undulations of the Sanjay Gandhi National Park (SGNP) on one side, and the waters of the Thane Creek on the other. This blend of bustling modernity and natural tranquillity is what makes Mulund an ideal home-buyers’ market. 

Crowning features

Mulund is principally known as the last stop of Mumbai’s central suburbs. Its location puts it within easy reach of commercial districts in Thane to the north, Navi Mumbai to the east, and Powai, Andheri and central Mumbai to the south. This geographical advantage has enabled Mulund to bloom into a modern residential paradise for well-heeled families. 

Beneath Mulund’s contemporary face lies a region steeped in history. A rest stop for Buddhist monks during the Mauryan dynasty, Mulund was first mentioned by its current name in scriptures dating back to the 10th-century AD. Centuries later, in the 1920s, Mulund joined the newly-formed Mumbai suburban district. At the time, it was one of Mumbai’s first planned regions—a legacy of German architects, whose gridiron-style intersecting street design made Mulund a member of an elite urban club at the time. 

In the ensuing years, the arrival of pharmaceutical and other businesses attracted droves of workers and their families to Mulund, contributing to its expansion. Mulund eventually earned the sobriquet ‘Prince of the Suburbs’, and for many good reasons. Some of them are:   

Outstanding connectivity: Figuratively speaking, Mulund is where all ‘roads’ converge. The international airport is under 20 kilometres away, via the Eastern Express Highway. The Highway, Airoli bridge and its parallel-running LBS Marg allow commuters to zip to offices and industrial belts in the Bandra-Kurla Complex, MIDC and SEEPZ (Andheri), Sion, and Airoli without wasting valuable time. Other arterial roads like Ghodbunder road enable excellent linkages to Dahisar and the Ahmedabad highway. Meanwhile, Mulund’s railway station ferries commuters to downtown Mumbai and Navi Mumbai, typically in under an hour. 

Upcoming projects: The 13.65-km long Goregaon-Mulund Link Road, which will cut across the SGNP, is expected to revolutionise east-west connectivity in Mumbai. Mulund is also one of the stops on Mumbai Metro’s upcoming Line 4 between Wadala and Thane.

Social infrastructure: From reputed schools like DAV International, St. Pius and Billabong high to grand old colleges like MCC, SH Kelkar in Mulund fulfils the educational requirements.  The location also has advanced hospitals like Fortis and gymkhanas, Mulund has every conceivable social amenity. Public gardens to the city’s west offer the serene green backdrop of the SGNP, whose foothills are dotted by premium developments. An impressive number of malls, restaurants and pubs also accentuate Mulund’s liveability factor. Moreover, residential neighbourhoods offer excellent amenities like swimming pool, garden, club house, senior citizen area, toddler area, and multipurpose play court.

Price factor: Mulund is a coveted address for home-buyers, thanks to the presence of luxury gated communities and availability of inventory across various sizes. The recent reduction in stamp-duty by the government, coupled with low interest rates on home loans and attractive offers from developers also makes this a great time to book a home in Mulund. 

Ringed by the forests and streams of an ecological zone while also offering the comforts of plush urban living, Mulund is truly an urban ecosystem brimming with life.
