‘Faulty lifts, no fire NOC pose risks’

Gurgaon: For Ekta Kadian, the reason behind buying a 30th-floor flat in Sector 67’s Ireo Victory Valley condominium was a view of the Aravalis from the balcony. When she moved into her new flat in April last year, she had no idea that the view came at the cost of residents’ safety, she said.
“Out of the four lifts in the highrise, only one is operational. It too stops working whenever it rains. The annual maintenance contract for lifts expired three years ago. Lifts and fire safety no-objection certificates are not being renewed,” she said.
The developer has siphoned off the entire interest-free maintenance security (IFMS) deposit of Rs 20 crore and continues to cheat all owners through high maintenance charges, Kadian further alleged.
IREO chief executive officer Anupam Nagalia didn’t respond to calls and texts sent by TOI.
Meanwhile, residents said the upscale condominium also lacks adequate fire safety equipment and regular power supply. There has been no response from the developer, Ireo, as well as the agencies concerned despite repeated requests, they alleged.
On Sunday, residents staged a protest against the developer inside the society and sought government intervention to resolve these issues.
“We are seeking the government’s help to resolve the dismal state of affairs at Ireo Victory Valley. Around 500 families are living in constant danger,” a protester said.
The residents alleged that the developer has been making false promises at every meeting. “They have usurped our IFMS fund and increased the maintenance by around 40% without any justification despite multiple requests to hold annual general meetings,” said a resident.
Ashish Thakral, who also lives in the society, added: “We don’t have a discom power connection. The condominium runs on diesel gensets and temporary power connection. This is against the government guidelines for a condominium with more than 800 apartments.”
“I have been living here for two years. Our tower still hasn’t been delivered despite multiple requests and complaints to Ireo,” said Rashmi Singh, another resident.
