Bhubaneswar: The Bhubaneswar Development Authority (BDA) is hoping to get approval from the Airports Authority of India (AAI) for its ambitious multi-modal hub project, supposed to be the tallest and iconic landmark in the city. The tower, which is part of the smart city mission, is expected to come up over 12 acres at Master Canteen square near the railway station.
As per plan, the height of the building is supposed to be 80 metres (25 floors), but this had come in for scrutiny from the AAI, given that the proposed building is within 3 kilometres from the airport and could pose a problem for flights. Initially, the AAI had given clearance to a 40m-tall building. The BDA again approached AAI for approval of the remaining 40m, following which a survey was carried out.
Officials from the AAI, Bhubaneswar airport and BDA visited the site earmarked for the project.
“Officials of the Air Traffic Control (ATC) surveyed the area. Since the airport is around 3km from the site, the AAI had cited technical reasons given that high rises often pose problem to flights. But, from their assessment, we feel we will get the approval for the entire 80m tower,” BDA planning member Gouri Shankar Bhuyan said.
The ambitious project is called a multi-modal hub because of the confluence of three modes of transport — train, cab and bus. Besides, two huge towers of 80m height will be developed which will have multiplexes, shopping malls, high-end hotels, amphitheatre and recreational facilities. This area comes under Bhubaneswar Town Centre District (BTCD), a demarcated area, which has been planned to be developed as the down town of the smart city.
In 2016, the BDA had signed a MoU with Singapore-based Jurong Consultants India Limited to develop the multi-modal hub, which will cost around Rs 1,000 crore. The East Coast Railways is one of the major stakeholders of the project.
BDA officials said the multi-modal project will also include retail outlets and malls, nature plaza, landscape, town plaza, art plaza, experience plaza and children’s plaza besides food courts, service apartments and cycling tracks.
