GREATER NOIDA : The decision to upgrade Noida
police into a commissionerate has led to an unexpected windfall in a domain well beyond that of law and order.
The demand for
housing to accommodate new police personnel joining the Noida commissionerate is likely to account for 70% of the unsold inventory lying with the Greater
Noida Industrial Development Authority (
GNIDA).
Battling a prolonged slump in real estate sector, GNIDA has been struggling to sell unoccupied flats in ready group housing buildings across sectors 12, Eta 2 and Omicron 1 for almost two years. The flats were part of the scheme that had been initially floated in 2013-14. As the buildings kept getting ready, GNIDA kept offering possession to buyers. But some allotments had to be cancelled on account of delayed payment.
From 2018, authority has been trying to sell them again. On January 16, GNIDA had launched a residential scheme comprising a total of 845 ready-to-move-in 1BHK, 2BHK and 3BHK flats. But in the three weeks, it has been able to close just one booking.
“Most people are not aware about the scheme since it was not publicised properly all this while. We are working on the issue and would issue advertisements,” said assistant general manager of property section,
KK Yadav. Sources revealed that only 16 applicants showed interest in the scheme in the first 20 days out of which only one deposited the required amount to close the booking. The scheme would remain live till the time GNIDA manages to exhaust the total inventory.
In third week of January, Noida police officers held a meeting with GNIDA officials for information about the housing scheme. The GNIDA offered three highrise buildings which are fully unoccupied and a fourth one that currently has 25% occupancy. GNIDA demanded Rs 283.33 crore for the 586 2BHK deluxe flats. Following discussions with home department officials in Lucknow, police have asked GNIDA to prepare a formal proposal that could be submitted to the government. Police asked the GNIDA to add 10 additional 3BHK flats in Sector 12 of Greater Noida for senior officials in the proposal. “The formal proposal was forwarded to the police department on January 29 and the total value of the flats, including 10 3BHKs, was close to Rs 291 crore,” said a GNIDA officer.
A home department official in Lucknow confirmed that the proposal had been forwarded to the government for further action earlier this week. “Gautam Budh Nagar has turned into a police commissionerate, hence housing units are required on an immediate basis to accommodate senior officials. We have asked the government to allot units to the department at concessional rates,” said the home department officer.
