The procedure for implementing real estate projects in the state have been streamlined with the government approving Common General Development Control Regulations (GDCR), Chief Minister Vijay Rupani said on Monday.
The State also announced an increased Floor Space Index (FSI) in most cities, with a special FSI to construct landmark buildings in Ahmedabad, Vadodara, Surat and Rajkot.
"This morning, I signed the final notification for Common GDCR," Rupani said at the Growth Ambassador Summit organized by CREDAI – Gujarat. Other amendments have also been made to the procedure. Thus far GDCR were city-specific, but now, there will be uniform as per the classification of a city or town depending on population and area: D-1 to D-7.
For example, Ahmedabad, Surat, Vadodara and Rajkot are classified as D-1 cities, but they had their own GDCR. Now all D-1 cities will have common rules and regulations for real estate projects. Similarly, all towns or cities in D-3 will have uniform guidelines.
Another major announcement is raising of FSI for D-1, D-2, D-3 and D-4 towns and cities, where the base FSI was 1.5 or more. The additional FSI will be paid.
Projects coming up adjacent to the road that is 36 to 44 metres wide, will have FSI of 3.6. Projects along roads that are 45 metres or wider, will have FSI of 4.0. This gives realtors the freedom to create four times the space of the assigned plot. Rupani said that the government is also working to fast track clearance of Town Planning (TP) schemes. The entire procedure of TP schemes is also being streamlined to expedite clearance.
