A Melbourne property worth an estimated $850,000 is so derelict that potential home buyers have been warned to leave their kids at home and not bring them along to inspections.

The dilapidated home at 97 St Vincent St in Albert Park, about 20km from Melbourne's CBD, has been listed for auction on September 21.

The two-bedroom house is built on 91sq m land and has been empty for the past six months.

'Please note the house is not livable and due to the dilapidated state of the home we recommend children do not attend the inspection,' the listing from real estate agency Hocking Stuart read.

Hocking Stuart Albert Park director David Wood said the property is in a pretty rough state and no one wants to go inside.

'The gentleman that owned it did not do a lot of maintenance to it, it is uninhabitable,' Mr Wood told realestate.com.au.

'It is not for the fainthearted, it needs a serious renovator or home builder.' 

The inside pictures of the house are not available. 

The agency is expecting the run-down house will fetch between $800,000 and $850,000, given the property is located in a much sought-after suburb.

A neighbouring property, 95 St Vincent St, recently sold for $855,000, but it was  livable.

CoreLogic recent data shows the median house price in Albert Park is $1.74 million.

The property can be inspected on September 14 and September 18.
