MahaRERA to bring redevelopment buildings under its ambit


Mumbai: Several old buildings and slum rehabilitation projects in the city are lying incomplete since past many years, leaving the tenants homeless, the Maharashtra Real Estate Regulatory Authority (MahaRERA) may bring these projects under its ambit of regulation. Gautam Chatterjee the Chairman of MahaRERA said, they have already sent this proposal to the state for consideration and waiting for approval.

Same as saleable, if the redevelopment buildings are registered under RERA it may help distressed tenants (original occupants) to lodge complaints and question the cause of delay and pull up the developers. Currently, in the redevelopment project, the builders are only questionable under RERA for its saleable buildings.

There are more than 1,513 slum redevelopment projects underway, of these, 1,039 are schemes which have been given no-objection certificates in or before 2004. These schemes have been pending for more than 15 years, with lakhs of slum dwellers awaiting houses in these projects. Interestingly, 45 per cent of slum redevelopment projects have been delayed due to lack of funds.

In fact, from 2000 to 2018, the Maharashtra Housing and Area Development Authority (MHADA) has issued no-objection certificates (NOCs) to nearly 2,000 redevelopment projects including cessed buildings from South Mumbai and of these, 1,200 projects are lying incomplete.

Vinod Ghosalkar, the chairman of MHADA building repairs board said, in the previous meeting they had already passed a resolution asking the administration to inform the state government to bring in a policy making it mandatory for every developer to register his projects.

“The registration under RERA will help to speed-up the redevelopment projects and if at all any developer fails to deliver the project on time, they will be penalised under the provision of law,” remarked Ghosalkar.
