DDA goes premium, to offer penthouses, super HIG flats

Delhi Development Authority (DDA) is all set to venture into luxury housing, a segment reserved till now for private developers. The authority, for the first time, will offer fully furnished penthouses, complete with terrace gardens and luxe fittings, at Dwarka’s sector 19B in southwest Delhi.
That’s not all. DDA will also offer “super HIG (higher income group)” flats in the same complex, which will only have luxury apartments. The complex would have 11 residential towers with 1,114 flats, comprising 14 penthouses, 168 super HIG flats and 932 HIG flats.
These apartments are likely to be offered in DDA’s next housing scheme in 2020. DDA’s current scheme of 2019, which has nearly 18,000 flats on offer, also has an unprecedentedly high number of HIG flats – 336. It is the costliest DDA scheme ever with HIG flats in Vasant Kunj being offered for Rs 1.4-1.7 crore.
“We build flats on a no profit, no loss basis but HIG flats particularly are costlier because the money earned from there is used to subsidise housing for the economically weaker sections. Even then, the flats are offered cheaper than the market rate,” a senior DDA official said.
DDA hopes to fund affordable housing from premium flat sale
Officials said the premium flats that the authority will offer in Dwarka will help it fund more affordable housing in the city.
The penthouses, which DDA is building for the first time, will be duplex and fully furnished and feature built-in terrace gardens, luxury fittings and other amenities, officials said. While the penthouses will have four bedrooms, DDA will also offer super HIG flats, which would have three bedrooms with attached bathrooms in each and servant quarters. DDA claims that its flats in Dwarka Sector 19B will rival any highend flat or penthouse built by private developers.
DDA is known for its affordable houses in the lower income group (LIG) and middle income group (MIG) categories. Although it has built HIG flats earlier, this would be the first time that it will be offering high-end flats in such large numbers.
“We have a total 65,000 flats under different stages of construction across the capital. Out of these, nearly 18,000 flats that are ready are being offered in the 2019 housing scheme,” the official said.
“We still have 48,000 underconstruction flats and most of these would be completed within the next two years. The flats that would be ready by next year, would be offered as part of housing scheme 2020 and the penthouses and HIG flats in Dwarka are also expected to be completed by this yearend and would be offered in the next housing scheme,” he said.
