With the Housing and Urban Development Department increasing the Floor Space Index (FSI) for the buildings in TN, officials from Town and Country Planning said that the builders who had acquired plan permissions before October 1 can also apply to avail additional FSI.

As per the Government Order on October 26, the FSI in Chennai Metropolitan Area and other parts of the State has been increased to 2 FSI from 1.5 FSI for multi-storied residential buildings and group developments. “The authority may allow the premium FSI over and above the normally allowable FSI, subject to a maximum of 1.62 relating to the road width parameters,” the GO stated. However, for the commercial developments, the FSI remains the same as earlier.
Meanwhile, the State government issued another GO on November 1, fixing 2 FSI for special buildings up to stilt-plus-four floors.
Builders are urging the government to increase the FSI of commercial buildings, too. “Government Orders will be effective only if the FSI for commercial buildings is increased S Ramaprabhu, vice-chairman of Builders’ Association of India, said. Pointing out a flaw in the proposal, he said if the owner of a residential building wanted to convert the structure to commercial building abiding by all the norms, he would not be able to do so because he might have built the building based on 2 FSI.
“However, builders should re-draft their building plan according to new FSI and send fresh applications either to the Directorate Town and Country Planning (DTCP) or Chennai Metropolitan Development Authority (CMDA), whichever the planning authority in their area, to avail the additional 0.5 FSI,” an official said.
