MHADA can construct houses with landowners

Mumbai: Now Maharashtra Housing and Area Development Authority (MHADA) can construct houses in a joint venture with the private landowners for Economically Weaker Sections (EWS) and Lower Income Groups (LIG) under Pradhan Mantri Awas Yojana (PMAY). This decision will create more houses for EWS and LIG section in Mumbai, Pune, Nasik, Aurangabad and Nagpur cities.  The State cabinet on Tuesday cleared the decision to allow a joint venture between private landowners and MHADA. 

A private landowner with a piece of land can now form a joint venture with MHADA to develop his land, but the condition is only that the land should be above 10 acres. Development work of the land like project design, construction, infrastructure, local body charges, project management, marketing and administration will be taken care of by MHADA. These projects will get the 2.5 FSI, however, the projects at green zone will get 1 FSI and no development charges will be charged for this. 

These houses will be only for EWS and LIGs. These projects can be developed at all municipal corporations- Mumbai, Pune, Nasik, Aurangabad and Nagpur metropolitan region areas; as well as areas under City and Industrial Development Corporation (CIDCO), Maharashtra State Road Development Corporation (MSRDC), Navi Mumbai Airport Influence Notified Area (NAINA) and Nagpur Improvement Trust (NIT). 

Allotment of these houses will be on a first-come-first-serve basis or existing lottery system. 

Sanjay Kumar, Additional Chief Secretary, Housing Department said that the private owner will get either the 35 per cent constructed area or 35 per cent amount collected through the sale of houses. “Rest 65 per cent will be deposited with MHADA,” he said.
