Very soon, applications for building plans, layout plans and change of land use will go online across the State.
For houses to be built in 1,200 sq. ft (30x40 ft) plots, approval for building plan will be given instantly if it adheres to the building laws and zonal regulations.
Announcing a single-window clearance system for real estate projects here on Thursday, Urban Development and Housing Minister U.T. Khader said the clearance would save the public from inconvenience and harassment while speeding up the whole process. “While sanction will be instant for a 1,200 sq. ft plot building plan, the government is considering bringing 2,400 sq. ft (60x40ft) plots also under the fold of instant plan approval,” he told reporters.
The proposal is expected to benefit those building large buildings that require no-objection certificates from 14 government agencies, including fire, power and environmental clearance. “The single-window system will accept applications from the developer and push them for NoC to the respective departments. In case the departments do not reply within seven days, then they are deemed to have given permission. The whole process — if documents are in order — is expected to be completed within 30 days,” he said, adding that at present there is no fixed time frame.
Furthermore, Mr. Khader said field inspections — till now conducted randomly by departments — would be undertaken on one day when representatives of all departments would be required to go to the construction site.
