WESTPORT — The single family house at 32 Edgewater Hillside is a classic example of coastal New England living. You can launch your own kayak, wake up to beautiful sunrises and enjoy the privacy of living on a cul-de-sac.

Inside, the home has Brazilian mahogany floors throughout and three bedroom suites on the second floor with views of Compo Mill Pond, Hummock Island and the Sound.

These features caught David Demos’ attention when he was looking for a home for his family — particularly the wall of Marvin windows facing the water.

“It was empty when we looked at it and it was gorgeous,” Demos said. “It’s just one of those houses where you’re standing there and you don’t want to leave.”

Demos purchased the colonial-style home in 2010, drawn to its “Norman, French provincial” stucco exterior and steel wrapping on the top of its chimneys, as well as the pristine, modern architecture and design featured inside. Also appealing was the size of the property, which public records list as 0.35 acres. But Demos notes the property’s acreage is actually closer to half an acre if the wetlands are accounted for.

Such elements offered a spacious home in a New York penthouse style that was hard to find in the area at the time, Demos said.

“The house worked very well,” he said. “They did a thoughtful job when they built it.”

Built in 2007 by Miro Builders, the home was designed by Roger Bartels, a well-known architect in Fairfield County and New York who founded Pagliaro Bartels Sajda Architects in 1974. The firm, formerly known as Roger Bartels Architect and Bartels-Pagliaro Architects, is based in South Norwalk and has earned a reputation for exceptional waterfront architecture throughout North America.

Like other homes in the firm’s portfolio, the house at 32 Edgewater Hillside won a HOBI Award for “Best Custom Home” for its excellence in construction and design. These two characteristics were what Demos and his family appreciated about the home and are what they hope the next homeowners will be attracted to as well, as they are in the midst of relocating, according to Judy Michaelis, a real estate agent at Coldwell Banker representing the property on behalf of the Demos family.

“All the millwork, everything, is top of the line,” Michaelis said. “You can feel the hardware.”

The 3,236-square-foot home is listed for sale at $2,349,000 and has been on the market since October.

Michaelis said its high quality construction and water views make the home unique. Based on her experience as a real estate agent in Westport for 25 years, she said it’s difficult to find a house with direct waterfront views in the area.

To be both in the heart of Compo Beach and in a private oasis is also hard to come by, she added.

“There are a lot of waterview homes, but they are not direct. Just the way Westport is, there’s only a handful of direct waterfront homes,” Michaelis said. “And it’s also on a quiet road. A lot of our waterfront homes are on busy roads. This is on a cul-de-sac street.”

Located in the Compo-Owenoke Historic District neighborhood, the house also includes a gourmet custom kitchen that opens to a family room with a stone fireplace, along with four bathrooms, an office space and gym in the master bedroom suite.
