The airport has received planning permission for a 402-bedroom hotel between the terminal and the adjacent multi-storey car park but then the authorization would expire in March 2019 if it is not able to secure an investor.
DAA said that the winning bidder would have to apply for a new planning permission and so might decide a different layout and bedroom configuration to the designs drawn up by the airport.
A public tender process is currently open to Irish and international companies or consortiums.
The airport has been seeking a four-star plus hotel with a global brand. Vincent Harrison, the managing director of Dublin airport commented stating that this is a unique opportunity to build and operate a new terminal-linked hotel at one of the premier locales of Ireland.
Dublin airport witnessed a record 29.6 million passengers last year and is welcoming 14 new routes and four additional airlines this summer, including long-haul services to places like Seattle, Philadelphia, Montreal, Hong Kong and Beijing.
