Floor space index, property tax relaxations for green buildings soon in Tamil Nadu

CHENNAI: The government will provide relaxation on floor space index (FSI) and property tax and offer other incentives in order to promote green buildings, said Deputy Chief Minister O Panneerselvam here on Friday.Addressing the FAIRPRO 2018 organised by the Confederation of Real Estate Developers Association of India (CREDAI) at the Trade Centre in Nandambakkam here on Friday,  he said the work of preparing a report to frame guidelines to promote green buildings at the cost of Rs 5 crore had been completed. “Soon, the relaxation of norms on FSI, property tax and other incentives to promote green buildings would come into force,” he added.

Panneerselvam said a proposal to develop grid of roads on the Southern outskirts of Chennai had been included in the master plan. “As many as 53 villages located on the Southern outskirts of the city and along the outer ring road will have a grid of roads, which provides connectivity to all major roads. We also have an idea of developing such roads to all villages in the CMDA limits,” he said.The Deputy Chief Minister said the jurisdiction of local town planning limit of several districts was being expanded to increase the land classified for construction purposes.

On granting planning permission to new buildings, he said both planning permissions and building permission would be issued through a single window system. “The application for planning permissions will be obtained through a portal and the scrutiny of the applications will be done through tailor-made software. Planning permissions will be issued within 45 days,” he added.

Chief Minister Edappadi K Palaniswami said that to attract private investments in building houses for lower economic groups, shelter fund was being set up. “Such buildings will get additional FSI,” he added.
To reduce the congestion in the city, Madhavaram bus terminus is being constructed and a detailed project report being prepared for the new bus terminus proposed at Kilambakkam, the Chief Minister said.
Earlier, Suresh Krishn, president, CREDAI, Chennai, urged the government to reduce the property registration fee from 4 per cent to 1 per cent. He also requested it to come up with a policy on affordable housing for the people from the lower economic strata.
