Berkshire Hathaway’s Southampton office relocates

Berkshire Hathaway HomeServices Fox & Roach, Realtors announces the Southampton Home Marketing Center has moved to a new location.

The office has relocated to one of the company’s newest offices of the future.

“This most recent office of the future is equipped for the changing marketplace, ” said Joan Docktor, president, BHHS Fox & Roach. “Our agents are able to grow their business in an environment that is attractive to today’s buyers and sellers.”

The Southampton Home Marketing Center is located at 1122 Street Road, Suite 102, Southampton, in a brand new office building. The office serves the tri-county area of Bucks, Montgomery and Philadelphia counties.

Median sales prices rose in December

Median sale prices of homes rose throughout the Philadelphia market in December, according to the Long & Foster Market Minute reports.

The Philadelphia region includes Bucks, Chester, Delaware, Montgomery and Philadelphia counties.

In December, the number of homes sold dipped in most parts of the Philadelphia real estate market, though Chester County experienced a 2 percent increase. Delaware and Philadelphia counties each saw home sales fall by 3 percent, while other areas experienced larger declines.

Median sale prices rose in all areas of the market last month when compared to the previous year, including a 15 percent increase in Bucks County and a 12 percent increase in Philadelphia County.

“The trends that we’ve been seeing aren’t changing fundamentally — inventory continues to be down and we’re still seeing moderate increases in median sale prices in many of our markets,” said Gary Scott, president of Long & Foster Real Estate. “We are in the beginning stages of the spring market, which really starts with a lot of preparation and planning in January. There’s a re-energization that comes after the holiday season, so we expect to see some new inventory in the next few weeks.”

Active inventory fell across the region in December, with both Bucks and Delaware counties experiencing decreases of 26 percent. The only area not to see a double-digit decrease was Chester County, where inventory declined by 9 percent.

On average, homes are selling in about seven to nine weeks. Philadelphia County experienced the lowest days on market average at 51 days.

Scott said with the new inventory that will be coming onto the market and interest rates unlikely to increase in the next 30 to 60 days, the next few weeks may provide a good opportunity for those looking to purchase. He also said consumers should speak with a real estate professional to get advice on what the current market means for their individual situation.

“It’s important for consumers to keep in mind that general statements they see about the real estate market in the media don’t apply to every homebuyer or seller,” Scott said. “We’re seeing a lot of commonalities between markets overall, but these bigger trends can play out very differently from one neighborhood to the next.”

Consumers have access to more information than ever before when it comes to the real estate market, which can be overwhelming, Scott said. The role of the real estate agent is to be a trusted adviser who helps interpret the information and bridge the gap between larger trends and their clients’ circumstances, he said.
