Sage Plaza, a 25-story office building at 5151 San Felipe between the Tanglewood neighborhood and the Galleria, has landed two new tenants.

Insgroup, a privately held property and casualty insurance broker, has leased 43,296 square feet. Legal Access Holding Co., a diversified employee benefits company, has leased 19,816 square feet.

CBRE's Jason Presley and Debbie Wilson represented the landlord, Granite Barnhart Sage Plaza, in the deals.

David Bale with JLL represented Insgroup, while Jay Kyle of Colliers International represented Legal Access.

Recent upgrades to the building, which opened in 1983, include outdoor seating areas and a fitness center. The owner is in discussions with architects to further improve the common areas and the lobby, CBRE said.

Sage Plaza has available spaces from 2,000 to 100,000 square feet, CBRE said.

The building, east of Sage, is next to restaurants and shops at BLVD Place, including North Italia, True Foods Kitchen and Whole Foods Market.

"Over the past few years, the area surrounding Sage Plaza has grown organically into a vibrant 24/7 mixed use community," Presley said in an announcement.

Office availability, including direct and sublease space, in the West Loop/Galleria submarket stands at 19.1 percent, CBRE said. That compares with 21.7 percent for the Houston market overall.

Recent deals include Williams' 353,944-square-foot renewal for at Williams Tower, Stewart Title's 156,151-square-foot sublease at 1360 Post Oak Blvd. and Comerica Bank's 34,624-square-foot lease at Two Riverway.
