It's been a corner of controversy in the past.
Walmart tried to build a store near 69th Street and Cliff Avenue in Sioux Falls, but neighbors opposed the project and ultimately won the fight.
Now the intersection could be transformed in a different way.
Van Buskirk Companies just got the 17 acre property under contract and is coming up with a plan.
"It had been marketed for years as one entire property to buy," Steve Van Buskirk with Van Buskirk Companies said.
Instead, Van Buskirk says they're subdividing the property and focusing on neighborhood services. The vision includes a coffee shop, kids activity center, and gym, along with plenty of retail space.
"We've had interest from convenience stores. We've had interest from restaurants and banks. Those are the kind of things that you'll see. We'll also have multi-tenant retail there," Van Buskirk said.
Lewis Drug also owns more than three acres just across the street.
"It's not in our immediate development plans for southeast expansion, but in the future we could see ourselves coming to the neighborhood," Lewis Drug Corporate Vice President Nikki Griffin said.
Griffin says she'll definitely be watching the news about their neighbors.
"We'd love to see more development there," Griffin said.
Development that this developer believes in because of all of the homeowners living nearby.
"We've got a lot of interest from various people looking at it already. We're pretty optimistic we'll get something going already this year," Van Buskirk said.
