YONKERS - The owner of a downtown office building that has sat mostly empty since it was built is proposing a renovation to make it more marketable.
86 Main St. Yonkers AMS LLC has applied to the Yonkers Planning Board for permission to renovate the six-story building's facade and replace windows on the fourth, fifth and sixth floors. The idea is to make the windows on the upper floors much bigger, according to an artist rendering submitted to the board.
"The result will be a more functional property consistent with a class-A office building, as well as enabling the property to be made more marketable and attractive," wrote Steven A. Accinelli, the owner's attorney, in his submission to the planning board.
The Yonkers Planning Board will begin its review of 86 Main St. at 5:30 p.m. Wednesday at City Hall.
DEBT: Yonkers developer's debt now $6.5 million
The building, once known as Station Plaza, has a troubled history.
Homes for America Holdings built the complex in 2006 and it was one of the first new downtown office buildings in decades. But the Great Recession, a softening of the real estate market and a lack of tenants eventually led the company to default on its loans in 2008.
Lenders ultimately foreclosed on the building, whose upper floors were left raw after the lower floors began accepting tenants.
The building's current owner bought the property in 2015 for $6.7 million. City tax assessment records assign the building a 2018 tentative full market value of $8.4 million.
Update:
On Jan. 11 AMS Acquisitions announced that it bought 86 Main St. for $9.5 million. Last year AMS Acquisitions bought 92 Main St., a residential-retail complex across the street, for $17.5 million.
