DOHA: Qatar National Development Framework (QNDF) has designated a total of 28 centres for seven municipalities in a hierarchical order to ensure the implementation of Transport Oriented Transit (TOD) concept among many others in a bid to support the desired lifestyle for the communities.
They include three capital city centres, three metropolitan centres, eight town centres and 14 district centres.
With an aim to serve the communities well, the centres will work and operate complementing each other, from high order to local order, said a report posted on the website of the Ministry of Municipality and Environment. The capital city centres will be located at West Bay, Doha Downtown and Airport City in Doha Municipality.
Metropolitan Centres will be at Lusail, Al Rayyan North (Education City) and Al Rayyan South. Al Saad, Al Matar, Gharrafa, Umm Qarn, Umm Slal Mohammad, Al Shamal, Al Shahaniya and Dukhan (QP Industrial City) are designated for Town Centres.
Najma, Umm Ghuwailina, Rawdat Al Khail, Fereej Kulaib, Nuaija, The Pearl, Wholesale Market, Lubaib, Rawdat Al Hammam, University, Al Soudan, Karaana, Barwa City and Jumailiya will have District Centres.
The centres ensure the implementation of Transport Oriented Transit (TOD) concept, mixed-use principle and promote thriving, viable, vibrant, sustainable centres that support the desired lifestyle by the communities.
The principal determinant adopted by the centres in order to achieve all of the objectives is to apply high density developments and mixed-uses around transit points and within the designated centres' boundaries.
Apart from the MSDP zoning regulation , the Centre Plans and Zoning Regulations set specific requirements for the introduced Mixed Use Zones , Special Centre Zones and Facilities Co-Location overlay.
The regulations of Centre Plans and Zoning Regulations apply to 16 centres ,comprising of siz town centres and 10 district centres (will be published soon). The remaining 12 centres are either in an advanced stages of construction and implementation or still under-study subject to strategic decisions, or under the jurisdiction and being developed by other entities.
