BKD and Lucas Associates have signed up for offices in the renovated Galleria Office Tower I.

The deals, totaling nearly 44,000 square feet, bring the 493,456-square-foo­­­t building at 2700 Post Oak Blvd., to 85 percent leased, according to Colvill Office Properties.

"The trend in the marketplace to renovate-and-rejuvenate has really paid-off for Galleria Office Tower 1," Colvill Office Properties president and CEO Chip Colvill said in an announcement.

BKD, a CPA firm represented by CBRE's Lucian Bukowski and Nicholas Bockhorn, has leased 29,690 square feet. Lucas Associates, an executive recruiting firm represented by CBRE's Bill Boyer and Collin Grimes, has leased 14,174 square feet. Brad Beasley and Win Haggard of Colvill Office Properties represented the landlord.

High-end finishes and the availability of shopping, dining and hotels at the Galleria are selling points, according to Colvill.

The 25-story building is owned by Azrieli Group and Unilev Capital Corp. and managed by Unilev Management Corp. It is the largest of three office towers in the Galleria, including Galleria Office Tower II and the Galleria Financial Center.
