
Retail Wrap: Heights multiuse project planned for North Shepherd

Capital Retail Properties and Wile Interests have teamed up on a project to turn 1.7 acres along North Shepherd Drive, south of 16th Street, into a 30,000-square-foot center that will bring services and restaurants to a rapidly changing area of the Houston Heights.
The Houston-based developers acquired a 75,000-square-foot parcel at 1533 N. Shepherd, consisting of nine tracts, from a private seller in August.
They chose Austin-based Michael Hsu Office of Architecture to create the Market at Houston Heights.
The developers aim to attract about 10 tenants, including a restaurant, to anchor a 4,000-square-foot building at the southwest corner. A separate two-story, 26,000-square-foot building would house other restaurants, services such as hair or nail salons, and possibly office tenants. The project will also have a 3,000-square-foot central plaza for community or tenant events.
Groundbreaking is targeted by summer, with spaces delivered to tenants for build-out in fall 2018. Houston-based Identity serves as the architect of record for the project.
House of Pies Restaurant and Bakery, a family-operated Houston institution, has signed a 5,742-square-foot lease at 1330 Lake Woodlands Drive, The Woodlands, for a location to open in June. Jeries M. Ganim with Regional Properties Texas represented the tenant. Jon Jamison and JJ McDermott with NewQuest Properties represented the landlord. The chain, which has 24-hour restaurants on Kirby, Westheimer and Fuqua, is seeking freestanding buildings in Sugar Land, Katy, Cypress, Humble and Pearland, according to Ganim.
Ziad's Mediterranean Cuisine has leased 5,125 square feet at the Westside Plaza Shopping Center, 8383 Westheimer. Ziad's joins recently opened Texadelphia and Kumar's South Indian Village Cuisine in the center. Jason Gaines of NAI Partners represented the landlord, SSS Westside Plaza LLC. Stephen Soussan of Greenberg & Co. represented the tenant.
Franchise owners Zulma and Erick Acosta are preparing to open PickUp USA Fitness, a basketball-focused gym at 11275 S. Sam Houston Parkway West, in February. The 15,000-square-foot gym offers pick-up basketball games with referees, group basketball classes, private basketball training, basketball court rentals, weight and cardio equipment.
Doberman's has leased 2,628 square feet at 519 Shepherd from KSSF Longpoint. Sam Seligmann of NewQuest Properties represented the tenant. Chris Dray of NewQuest Properties represented the landlord.
CSL Plasma has leased 9,800 square feet in Inwood Forest Shopping Center, 7320 Antoine, from RPI Management. Josh Friedlander and Bob Conwell of NewQuest Properties represented the landlord. Jeff Maza and Scott Miller of Cushman & Wakefield represented the tenant.
Dickey's Barbecue Pit has opened at 9440 Shady Drive in northwest Houston. The location is operated by franchisee Amrinder Toor.
