Nagpur: Even before the commercial operations of Nagpur Metro start, Mahametro has earned Rs48 crore from other sources in the city. The Metro agency plans to earn at least 50% of its revenue from non-ticket sources. Hong Kong Metro has the highest non-ticketing revenue in the world, at 40%. Delhi Metro's figure is only 20%.
At a press conference on Friday, Mahametro managing direct Brijesh Dixit said there were several sources of non-ticket revenue for Nagpur Metro. "We are getting 1% surcharge on stamp duty. We are getting 10% supervision charges from National Highways Authority of India (NHAI) for constructing the Wardha Road double-decker flyover. The food court space at Khapri station has been sold to a private party. NHAI has purchased four floors in our underconstruction Airport Metro station. Plus, we get 4% royalty on use of Bureau Veritas construction materials laboratory located on our premises," he added.
Dixit said that in the coming days Nagpur Metro's non-ticket revenue would increase when it gets 50% of the premium on sale of extra floor to space index (FSI) under Transit Oriented Development (TOD) policy. "We will also get money by sale of commercial property at our stations. The tender for small retail spaces at Khapri Metro station will be opened on December 21," he added.
Mahametro had organized an investor summit on Friday and invited real estate firms of the city and outside to tell them about huge commercial and residential property available with it. A large number of realtors attended the summit.
The MD further said Mahametro was taking up property development on a big scale at six major sites in the city. "They are Zero Mile, Sitabuldi, Metro City at Mihan, Cotton Market, Kasturchand Park and Santra Market. Total 80 lakh square feet of construction will be done at these sites," he added.
While only commercial space will be created at Zero Mile and Kasturchand Park stations, Metro City, Sitabuldi traffic and transit management centre (TTMC), and Hingna depot will be mix of commercial establishments and residential housing. In addition, various property development projects are also being planned at Airport Metro station, Gaddigodam, Jai Prakash Nagar, Cotton Market, Neeri etc
The space will be allotted to real estate developers on public private partnership (PPP) model with the lease period being 50 years. Property development will be done by developer at his cost. State government has principally approved Mahametro as the special planning authority for its own projects in Nagpur Metro Rail corridor.
