Mumbai: In what seems like an error in the project approval system of the Real Estate Regulatory Authority (RERA), two co-promoters of the same realty project registered its details on MahaRERA as two separate projects following an internal dispute. The issue was highlighted after one of the promoters approached RERA complaining that the disclosure made by his co-promoter is false. The complainant disputed to claim the ownership of the project as its promoter.
Since, this project was registered as two different projects with the exact same details, except the promoter details, it raises questions over the project approval and registration system of RERA. This means that there were two different registration numbers of the same project which can pose as a problem for consumers as well as the authority since it is in violation of the RERA act. RERA officials were unavailable for a comment on the matter.

According to the complainant Kishor Jadhav, he is the actual promoter of the project and the accused, Jayantibhai Patel and Hira Patel, were the co-promoters by virtue of a joint development agreement between them. He alleged that Patel has suppressed this fact while registering the project with MahaRERA. The authority, however, was of the view that one of the registered projects should be cancelled.
During the hearing, Patel stated that as per the joint development agreement, he has 87 per cent share in the project and Jadhav has only 13 per cent share because of which he is the actual promoter of the project. The complainant denied such claims.
Observing that the IOD uploaded in the project is in the name of both complainant and the accused, the authority directed them to jointly upload the relevant information and make suitable modifications in the information of the registered project. In addition to this, they were also asked to cancel the registrations of the project.
