There is a bigger demand for BDA’s villas than its flats, according to Bangalore Development Authority (BDA) officials.

Of the 452 villas, BDA constructed 104 3-BHK duplex villas which are over subscribed. BDA received 150 applications, as each unit cost Rs 50 lakh. BDA constructed 96 2-BHK simplex villas at cost of Rs 30 lakh and 252 duplex villas at a cost of Rs 42 lakh. BDA offers sites at around Rs 2,500 per sqft, flats at Rs 3,000 per sqft and villas at Rs 3,500 sqft.
“We are identifying plots where villas can be constructed. Though building them is not profitable for BDA, we will do it if the demand is high. Some people have told us that purchasing villas is profitable as it is much cheaper than buying a plot and constructing a house,” an official said.
Some officials in the BDA, however, point out that villas are not ideal because of space constraints. “BDA undertook the task of building flats as space is limited in the city. Some allottees have returned their sites in Kempegowda Layout due to high pricing. Vertical growth is the only solution for the city. Besides, gated communities need to be constructed on the city’s outskirts,” another BDA official said.
